House Rules – Binding Agreement
Failure to comply with the below will be deemed a breach of contract and may result in immediate eviction without refund or compensation.

No loud music is permitted inside the house at any time.

No music is allowed outside the house under any circumstances.

No loud talking, shouting, or disruptive behaviour is permitted.

Quiet hours are strictly enforced between 20:00 and 09:00.

Smoking is strictly prohibited inside the house.

Smoking is permitted only in designated outdoor areas and must be done with care and consideration for cleanliness and fire safety.

Parties and gatherings of any kind are not permitted unless discussed and arranged with the hosts in advance.

No outside visitors are allowed on the premises unless explicitly approved via WhatsApp or the booking platform at least 24 hours before the visit.

No commercial photography, filming, or selling of products is allowed from this self-catering accommodation.

The property operates with a strict code of conduct.
Repeated or serious violations may result in immediate termination of the stay without refund.


Hanging of towels, clothing, or washing outside—other than on the designated washing lines—is strictly prohibited.

94onGrey bathroom towels may not be used in the hot tub or taken to the beach. Beach towels are provided and must be used for these purposes only.

All linen is to remain on the beds and may not be used as tablecloths, taken outside, or used in other areas of the house besides the bedrooms.

Guests are expected to leave the house in the same clean and orderly condition as upon arrival.

Damages, rearranged furniture, or excessive mess requiring deep cleaning will be billed to the guest.

A wood-burning hot tub is available for guest use under the following conditions:

Use at your own risk.

No music or loud behaviour while using the hot tub.

No eating, drinking, alcohol, or glass items in or around the hot tub.

The hot tub must be treated with respect and left clean.

Any misuse or damage will be charged to the guest.

Keys are for the exclusive use of booked guests and may not be given to any other person.

No copies of any keys may be made under any circumstances.

If a key is lost, it must be reported to the police and to the owners or host immediately.

All external gates must remain closed at all times. It is the guest’s responsibility to ensure that gates are properly closed after use.

We understand that accidents happen. Please report any breakages or faults immediately.

Prompt reporting allows us to resolve issues before the next guest's arrival and helps avoid costly emergency repairs.

Failure to report damages may result in the guest being billed without prior notice. All breakages and damages will be assessed and charged accordingly.
Should a guest fail to pay for damages or repairs, interest will be charged at the prevailing legal rate until the amount is settled in full. Non-payment constitutes a breach of this agreement and may result in legal action, including recovery through court proceedings.

By booking with us, the guest acknowledges the liability of the above.
